As with every decision, deciding who will sell your home is one of great thought.   You may ask yourself how do I decide? Who is right or up for the job?

 

 Not all agents are created equal.   There are agents that pick a specialty in the market and become experts on that specialty. Whether it be condos, land, estates, or single family homes in a general area, they focus on properties within that criteria. You may say to yourself that this is a good selling point, if someone is an “expert” at what they do they can certainly sell my home….right? Well, it’s not that simple.

 

If you only focus on one thing your missing the rest of the market and what it’s impact may be on the market as a whole. This is especially true of agents who only focus on listing properties and never work with buyers. Yes, it takes a lot of patience and time to take a buyer out to look at countless homes. It’s a lot easier to just make a phone call and list a home then wait for someone else to sell it. Unfortunately, the problem with just listing is you miss the opportunity to get into the buyers mindset. What is a buyer looking for in a home? What other homes are they looking at? What type of questions do they ask and what is important to them? What other communities are they looking in and what are they getting for their dollar? And most importantly “How are they judging “value”?? If your not in front of a buyer and know the buyer’s thought process…. how in the world can you determine a true value of a home to list/sell???

 

Jackie Maurer is not on the phone just trying to get listings other agents will sell. She tries to sell her own listings by putting herself in front of buyers. Making contacts with a database of people in all industries that may bring buyers from feeder markets. She keeps a nice balance of listings and buyers so that she can keep on top of the market and have a fresh strategy in marketing properties for realistic prices a buyer would entertain. In a tough market we need to know what the consumer is looking for and is willing to pay for.
